  • Our Design + Build approach means you work with one cohesive team from start to finish. We handle everything from design and permits to construction, ensuring a smooth and efficient remodeling experience. This integrated process helps reduce miscommunications and speeds up project timelines.

  • Remodel costs can vary significantly depending on the scope, the condition of your home, and your material choices. Since market values fluctuate, it’s tough to give an exact number without first understanding your wants/needs and conducting a feasibility study, assessing what’s behind your walls. However, opting for a design-build approach helps you better control your budget.

    Unlike traditional remodeling, where you might spend $40,000+ on architectural plans before even bidding out the project to contractors, our design and project development phase covers all the conceptual, schematic, and design work, poising your project for the build. Plus, our designers are consulting with our expert builders through the entire phase to ensure that the plans are buildable, and that you get exactly what you want. This work that occurs over about 3 months is covered by a flat fee retainer upfront.

    Once we’ve developed a close, realistic budget at the end of the phase, you still have the option to decide whether you want to proceed with the build based on the presented budget.

  • Kitchen and bathroom remodels in San Francisco are heavily influenced by market trends and the unique challenges of working in older homes. While it’s difficult to pin down a realistic cost before a feasibility study and understanding your vision, we can tell you that a quality bathroom remodel in the city rarely starts below $70,000 (for the ENTIRE project, design, permitting, materials and products, and labor) and goes up from there. To get a realistic idea of your potential costs, we always recommend an initial in-home consultation with us to discuss the specific needs of your home!

“Pros: Extremely communicative - Bill/Hayley/Durhan most often got back to us either immediately, or within a day or two of reaching out (depending on the situation). Design process - From checking out the space, proposing options, giving us schematics to choose from and reference, picking tiles/fixtures/paint colors etc. that followed from our design ethics to, ultimately, a gorgeous outcome, we were so glad that we had experts helping us with our project. Doing the work - The crew that 415 sent over was extremely diligent about protecting our floors, cleaning up the space each day, and overall, being productive. It was so fun to check out the site each day and see what had been accomplished and watch our unused spaces transform into a lovely set of bathrooms. Making things right - When I found a few items that were defective, 415 made sure to fix them (scratched toilet seat, broken mirror, broken shower glass corner, tub faucet). There was also a freak rainstorm that ended up flooding our bathroom and recently laid carpet that they split the difference with us on remediating, which was really great. And, though they had to shut down due to Covid for quite a few months, when they came back, they implemented a strict sanitization protocol that made us feel very comfortable with their team continuing to work and finish the project.

Con: My only comment here is that ultimately, we ended up spending quite a bit more than we had originally wanted to. We were quoted $120K, and it ended up being $150K! Crazy, right?
